Building facade cleaning for commercial and residential exteriors
This service covers the full exterior of a building from ground level to the roof line, removing salt crust, biological staining, and weathering deposits. It is suited to commercial towers, office buildings, and residential blocks.
- Full-height exterior coverage
- Chemical and pressure washing
- Safe on glass and cladding
- Top-to-bottom rinse sequence
Why facade condition matters for your building
Exterior panels in a coastal climate accumulate salt, mineral deposits, and biological growth that bond to the surface over time. Standard hosing does not break this bond. A systematic clean, chemical application, manual agitation where needed, then top-to-bottom rinsing, lifts deposits properly and prevents runoff from one section re-soiling the panels below.
-
Coastal salt and mineral deposits
Coastal air carries salt that settles on panels and reacts with concrete and cladding coatings over successive seasons. Regular cleaning removes this before it migrates into joints and causes surface breakdown.
-
Commercial presentation and first impressions
A facade that reads as neglected signals the same about the operation inside. For retail, hospitality, and office buildings, the exterior is the first impression clients and tenants form.
-
Protecting cladding and coating lifespans
Biological growth and salt deposits trap moisture against panels, which degrades coating adhesion and accelerates corrosion on metal elements. Cleaning at the right interval extends the life of the surface finish.
-
Facilities compliance and inspection readiness
Municipal and landlord inspections often include exterior condition. A clean facade showing no staining, efflorescence, or organic growth passes without remediation notices.
What is included in every facade clean
Each job follows a fixed sequence so that no stage undoes the one before it.
-
Facade surface and access inspection
The facade material, surface condition, staining type, and access constraints are assessed so the correct chemical and rigging method are chosen before any work begins.
-
Scaffolding or rope access rigging
Scaffolding towers or rope access systems are installed according to building height and facade geometry, with protective sheeting laid on the ground below work areas.
-
Cleaning solution applied to facade
A cleaning solution matched to the surface material is applied at the correct dwell time to loosen salt crust, organic staining, and mineral deposits without damaging the substrate.
-
High-pressure water washing of panels
High-pressure water is directed across panels in overlapping passes, flushing loosened deposits away without forcing water behind cladding joints or into open seams.
-
Manual brushing of stubborn deposits
A brush is used by hand on areas where deposits have bonded tightly to the surface and do not release under water pressure alone, particularly around recessed details.
-
Rinsing facade top to bottom
Clean water is run from the top of the facade to the bottom in a single continuous pass, carrying all residue and chemical trace away without leaving streak marks.
-
Cleaning ledges joints and window frames
Window frames, expansion joints, sills, and ledges are worked individually after the main wash, as these accumulate concentrated deposits that the pressure wash alone does not clear.
-
Equipment removal and area cleanup
All rigging, chemical containers, and waste are removed from the site and the surrounding area is inspected and cleared before the job is signed off.
How a facade clean is carried out
The job moves through four stages from first contact to handover, in this order.

-
Site survey and access assessment
The building height, facade material, staining type, and access options are recorded. This determines the rigging method, the chemical selection, and the estimated duration before any equipment is mobilised.
-
Rigging and ground preparation
Scaffolding or rope access is installed and the ground area below the work zone is protected. Rigging that shifts mid-job extends the clean and introduces risk, so this stage is not cut short.
-
Chemical application, washing, and scrubbing
Cleaning solution is applied and given adequate dwell time, then pressure washing begins from the top and works down. Manual scrubbing is applied to sections that do not release under water pressure.
-
Detail clean, final rinse, and handover
Joints, ledges, and window frames are cleaned individually. A final top-to-bottom rinse clears all residue, and the site is inspected before rigging is removed and the area handed back.
What the building looks like after the work
Each of these results is visible and verifiable once the team has cleared the site.
Uniform surface across all panels
Staining, salt lines, and tide marks are removed across the full facade, not just the sections reachable without rigging. The surface reads as a consistent colour from street level.
Clear joints, ledges, and window frames
Grime that collects in expansion joints, on sills, and around window frames is removed as part of the detail pass. These areas hold more deposit than flat panels and are cleaned last.
Site returned to normal use
All rigging, chemical containers, and waste water are removed before handover. The ground around the building is left clear of residue and equipment.

Questions worth asking first
Duration depends on building height, facade area, and the type of staining present. A straightforward low-rise building can be completed in a single day. A multi-storey commercial tower requires the site assessment to confirm a realistic schedule before work begins.
In most cases, occupants can remain inside. Windows and openings facing the work zone should be closed during chemical application and washing. The site team will advise on any specific areas to avoid based on the access method in use.
Pressure is adjusted by surface type. Glass panels and sealed window frames are washed at a lower setting than concrete or brick. Where seals are already degraded, that is flagged during the site inspection so a decision can be made before washing begins.
The service covers commercial towers, office buildings, retail centres, residential blocks, and standalone villas. The rigging method changes with height and geometry, but the cleaning sequence applies to any exterior surface that can be accessed safely.
In a coastal climate, salt and biological deposits accumulate faster than in inland areas. An annual clean is a reasonable baseline for most commercial buildings. Facades with light-coloured cladding or textured surfaces tend to show soiling sooner and may need attention more frequently.
Close any openings on the side of the building being worked on, and ensure ground-level access around the perimeter is clear of vehicles and stored items. The site team handles all rigging and chemical setup; no internal preparation is usually needed.
